Welcome to Lease Monkey. By accessing or using our platform, you agree to be bound by these Terms of Service ("Terms"). If you do not agree, please do not use the platform.

1. Definitions

• "Platform" refers to the Lease Monkey web application, including all subdomains and associated services.
• "User" refers to any individual who accesses or registers on the platform, whether as a Buyer, Land Owner, or Administrator.
• "Land Owner" refers to a verified user who owns registered property on the platform.
• "Buyer" refers to a user who browses and submits purchase requests for plots.
• "Plot" refers to a subdivision of land listed on the platform with defined boundaries, area, and pricing.

2. Account Registration & Responsibilities

You must provide accurate, current, and complete information during registration. You are responsible for maintaining the confidentiality of your login credentials and for all activities that occur under your account. You must notify us immediately of any unauthorized use of your account.

Users must be at least 18 years of age to register. By creating an account, you represent that you meet this requirement.

3. User Roles & Permissions

Each user role is granted specific permissions. Buyers may browse published lands, view plot details, and submit purchase requests. Land Owners may manage their registered properties, respond to purchase requests, and schedule meetings. Administrators oversee platform operations, verify documents, and manage published content. Unauthorized access to features outside your role is prohibited and may result in account suspension.

4. Land Owner Obligations

Land Owners represent and warrant that they possess valid legal ownership or authorized representation rights for any property submitted for verification. Submitted documents must be authentic and unaltered. Knowingly submitting fraudulent documents will result in permanent account termination and may be reported to relevant authorities.

5. Purchase Requests & Allotment

Submitting a purchase request constitutes a non-binding expression of interest. The Land Owner retains full discretion to accept, reject, or negotiate any request. A plot is considered allotted only after both parties have completed the workflow and the platform records the transaction. Lease Monkey is a facilitator and does not guarantee the outcome of any transaction.

6. Prohibited Conduct

You agree not to:

• Use the platform for any unlawful purpose or in violation of any applicable law.
• Attempt to access another user's account or data without authorization.
• Submit false, misleading, or fraudulent information.
• Interfere with the platform's security, performance, or availability.
• Scrape, crawl, or extract data from the platform without express written permission.
• Upload malicious code, viruses, or any content that could harm the platform or its users.

7. Intellectual Property

All content on the platform, including but not limited to text, graphics, logos, software, and the overall "look and feel," is the property of Lease Monkey and is protected by applicable intellectual property laws. You may not reproduce, distribute, modify, or create derivative works without prior written consent.

8. Limitation of Liability

To the maximum extent permitted by law, Lease Monkey, its affiliates, and employees shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or relating to your use of the platform. This includes, but is not limited to, loss of profits, data, or business opportunities, even if advised of the possibility of such damages.

9. Disclaimer of Warranties

The platform is provided on an "as is" and "as available" basis without warranties of any kind, either express or implied. We do not guarantee that the platform will be uninterrupted, error-free, or secure at all times. Plot information, including area and pricing, is provided by Land Owners and may contain inaccuracies.

10. Termination

We reserve the right to suspend or terminate your account at any time for violation of these Terms, fraudulent activity, or conduct that may harm the platform or other users. Upon termination, your right to access the platform ceases immediately. You may request account deletion at any time by contacting our support team.

11. Governing Law

These Terms shall be governed by and construed in accordance with the laws of India. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts located in India.

12. Changes to Terms

We may revise these Terms from time to time. Material changes will be communicated via email or platform notice. Continued use of the platform after changes take effect constitutes your acceptance of the new Terms.
